SUMMARY:

The Controls Technician III works as part of the Energy Management and Controls Team assisting with the development and programing of maintaining Energy Management Systems across campus, reviews individual space conditions throughout University Buildings, and manages Energy Management and Controls Utility data software and documents monthly usage. The Controls Tech III may also provide mentorship and review the work of Controls Tech I & II positions as needed.

RESPONSIBILITIES:

  • Receive and respond to phone calls from University Community about space condition issues and troubleshooting those issues.
  • Ability to make decisions on own to alter control sequences to ensure the safe operation of equipment and ensuring the safety and comfort of building occupants.
  • Ability to make amendments to programming for university HVAC equipment.
  • Responsible for the calibration of University Utility meters and sensors
  • Troubleshooting and repair issues with controls devices including but not limited to communication issues, incorrect reading sensors (temperature, statuses, etc.) space conditions, etc.
  • Assist HVAC team with diagnosing issues around campus utilizing the building automation system.
  • Track and respond to daily work orders.
  • Daily systems check of all major plants (chilled water, and hot water) and associated systems.
  • Track filter changes campus wide and schedule accordingly. Responsible for keeping the annual log book of filter change locations.
  • Logging of utility bill data into online spreadsheets monthly.
  • Responsible for entry of monthly billing data into bill management software.
  • Responsible for internal campus audits of control devices to determine repair and calibration needs.
  • Ability to alter graphics as needed.
  • Make recommendations for future project's needs.
  • Maintains a list of building liaisons and works with each person and building to develop building schedule.
  • Assist with weekly scheduling tasks as well as individual scheduling that occurs on a daily basis.
  • Complies with all workplace safety guidelines; reports and/or rectifies safety hazards.
  • Complies with all University standards for the operation of vehicles.
  • Follows established standards for courtesy, professionalism, and customer service.
  • Completes assigned work in a timely, satisfactory manner.
  • Trains staff, as needed.
  • Schedules work according to priorities as set forth by department head to support the mission of the University of Richmond.
  • Assure compliance with all regulations and codes pertaining to trade; environmental, safety and codes.
  • Exhibits good judgment in leading others to worthwhile objectives.
  • Adhere to behavior in accordance with the Mission and Core Values of Facilities Department.
  • Comply and enforce safety and environment standards and safe work habits
WORKING CONDITIONS/PHYSICAL EFFORT:
  • Capable of working in all types of weather conditions such as rain, flooding, snow, ice, hot and cold temperatures
  • Physically capable of working while bending, stooping, kneeling
  • Physically capable of heavy lifting (minimum 50 pounds)
QUALIFICATIONS:
  • Understanding of Human to Machine Interfaces and Graphical User Interfaces
  • Ability to read utility readings and billing
  • Understanding of Distributed Digital Control, Programmable Logic Control, and integrated equipment control systems
  • Certified in Tridium AX/N4 programs for troubleshooting, programming, and knowledge gathering.
  • Tridium N4 Certification required
  • Distech Certification required
  • Understanding of building systems; Air handling systems, central plants (boilers and chillers with associated systems), HVAC water systems, and terminal devices.
  • Basic computer knowledge; Microsoft Outlook, Microsoft Word, Microsoft Excel, Web Browsing, and folder management; and the ability to learn new computer software programs (CMMS)
  • Strong verbal and written communication skills; ability to read and follow directions in English; ability to communicate with diplomacy and to maintain confidentiality.
  • Strong skills in problem solving, multi-tasking, public relations, and customer service.
  • Strong time management and organizational skills, and ability to prioritize work assignments
  • General knowledge of the use small electric and hand tools and the ability to use basic electrical testing devices.
  • Ability to work without supervision while prioritizing assignments appropriately.
  • Must maintain neat and professional appearance.
  • Must be courteous and professional with all customers and co-workers.
  • Must accomplish work while exercising safety standards and guidelines.
  • Responsible for maintenance and upkeep of assigned vehicle.
  • Must be able to communicate both orally and in writing.
  • REQUIRED: Must have a valid Driver's License and be able to produce a driving record with a minimum of 3 years of driving history in good standing.
EDUCATION & EXPERIENCE:
  • High School diploma or GED.
  • Strong customer service background is desirable.
  • Required certification in Tridium AX/N4 with 5 years of field experience.
  • Required certified in FIN
  • Minimum 6 years' experience in trade and control systems for Building Management and Energy Management systems.
Work Hours:
  • Full-time, exempt position
  • Monday - Friday, 7:30 a.m. to 4:00 p.m.; 7.75 hours a day; 38.75 hours per week; flexibility required.
  • All Facilities employees are designated as essential personnel, and are also subject to work outside the normal work schedule on an emergency basis, and are also subject to planned overtime work as required by the supervisor.
  • This position is part of "on-call" rotation.
SALARY STRUCTURE:

Pay Grade 7 (Hiring Range $55,640.00 to $73,736.00 annually)
