Description
Dae Sung LLC. is currently seeking a Facilities Manager to oversee a contract to provide operations and mechanical maintenance services for federal facilities in Raleigh, NC and surrounding areas. Position is located in Raleigh, NC. Company vehicle provided to travel to other sites as needed.
Qualifications/Experience:
The Facilities Manager shall have at a minimum a high school diploma and 5 years of recent (within the past 7 years) experience in the management and supervision of building mechanical maintenance operations for large buildings of the approximate size and characteristics (chillers, boilers, cooling towers, building automation systems, fire alarm systems, etc) of the building to be covered by this contract. The facilities manager must be extremely knowledgeable in the operation and maintenance of large commercial mechanical, electrical, and plumbing systems.
Responsibilities:
- Provides overall strategic direction, leadership and management for all employees and work processes and ensures requirements are met or exceeded.
- Meets frequently with GSA and facility tenants.
- Utilizes the NCMMS to manage and track project activities.
- Ensures that qualified personnel and appropriate material and supplies are available.
- Has full authority to act for all contract matters relating to this project.
- Supervises subcontractors.
- Works directly with Corporate Director of Quality and Safety Administrator.
- Collaborates with leads and develops and implements quality control inspections.
- Develops and implements safety plan, ensuring environmental plan compliance, performance monitoring, analysis, and reporting.
- Monitors and tracks specialized qualifications or credentials.
- Plans, integrates, and manages the mission-critical function of work planning, scheduling, control, reporting utilizing NCMMS, defining work assignments, resource allocation, prioritizing activities, establishing budgets and performance criteria, controlling costs, identifying progress, and reports contract status.
- Develops and coordinates annual and monthly work plans with ongoing work.
- Oversees engineering, planning, estimating, and scheduling of all recurring and on-demand, Indefinite Quantity (IDIQ) and service order work.
- Ensures that preventive maintenance program is implemented, on schedule and executed to meet contractual standards
- Manage the operations and maintenance (O&M) of facility under this contract.
- Manage skilled trades, administrative, custodial, and supporting staff, ensuring the same quality of service across all facilities.
- Monitor, train, evaluate, and guide facilities personnel.
- Oversee the operation and maintenance of machinery, equipment, and electrical and mechanical systems, and be knowledgeable in the maintenance and repair of the mechanical systems
- Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
- Oversee the development of and implementation of preventive maintenance (PM) plans and recommend predictive projects.
- Negotiates O&M contracts and manages relationships with vendors who service the buildings being managed. Qualify new vendors.
- Shall have the authority to purchase and manage all related maintenance supplies and repair parts for all equipment's in the facilities.
- Inspect buildings, and equipment, noting and reporting need for repair and replacements
- Ensure proper use of the CMMS under this contract.
- Regularly meets with customer to provide contract requirements updates and receive further directions. Provide reports to customer as required.
- Must be knowledgeable in basic Microsoft Office programs (Word, Excel, PowerPoint, Outlook), building automation systems, and computerized maintenance management systems
- Must have an excellent record of customer satisfaction.
